The Curtilage team has been working for firms of Chartered Surveyors, Architectural Practices and Planning Consultants for around the last 15 years. In that time, we have primarily specialised in the overseeing planning applications for new houses, barn conversions, mobile homes / log cabins, occupancy dwellings, glamping sites and rural diversification schemes. Today, our Curtilage team focuses on matters relating to the rights available to property owners, for development and use of land within their residential curtilage. This website was originally designed as a ‘go-to’ for common client questions pertaining to avoiding the full planning system and instead being able to develop a site without going through the normal planning process. Today the site has naturally evolved into it’s own entity, simply providing customers with a legal route to avoid applying for planning permission provided that the scheme proposed fulfils certain criteria. The most common types of application we see through this website are probably: - for new homes or cabins for family members in gardens - new garden offices for people starting to work from home - outdoor gyms and studios. The website essentially has 2 main functions. The primary objective is to provide a solid but basic understanding of your rights as a householder, so that the casual reader can have a better understanding of what they can and cannot do within the domain of their own 'garden'. The second function of the website is to collate some of the more technical details of the current system relating to curtilage development. This is intended to aid the more diligent reader and also work as a reference point for case officers in the event that we submit an application on behalf of a client. We have found that it can sometimes speed things up to have details readily available in one place as a reference for all parties involved.
